The process of looking for a property to buy is very similar to the one we use to find rental properties, and of course, also takes into consideration all the specificities bound to a property purchase.
We place an even greater emphasis on our client’s search criteria (which are decisive in the act of buying) but also on his reasons in buying a property (which determines the type of property: is it an investment, or will it be his permanent, or part-time home?).
The flat hunting methodology is however slightly different: most of real estate agents being a little suspicious when they encounter a intermediary, we insist on the fact that we are not trying to get them to share their fees with us and that we are only working on our client’s behalf: this point provides reassurance to our client on our own objectivity but above all it ensures that our client will have an access to the entire real estate market, even though this market is very compartmentalized.
There are two key steps:
A first inescapable step, as experience has shown it was essential to the efficiency but most of all to the success of the mission:
- The search for, selection and visits of 4 to 5 apartments all fitting our client’s criteria but also as different as possible one from the other within the same criteria. Our client will be accompanied on all these visits by an Isiparis consultant, which is followed by a comprehensive debriefing on each apartments ins and outs.
Those visits usually enable our client to refine his criteria , which enables the consultant conducting the serach to arrive to a full and precise assessment of his expectations.
At this point, 2 different approaches present themselves, depending on your profile and your availibilty:
- If you stay in Paris: Isiparis consultants will proceed with futher searches and selections, based on feed-back from the first round of visits, and will set-up meetings depending of your agenda - If you leave abroad: Isiparis consultants will proceed with further searches and selections, based on the feed-back from the first round of visits, and will send you a report describing the apartments available on the market, evaluating with you the opportunity to come and see them.
